Flat
Rate Plan
This program is
very simple! You pay a flat rate based on the list price of your
property.
For homes
 |
$199.999.00 and under
the fee is $4,500
|
 |
$200,000 to $399,900
the fee is $5,500
|
 |
Over $400,000 the fee
is $8,000
and you will receive a few extras |
Three percent
(3%) of
the selling price will be added to your rate to pay the buyer
agent fees. All fees are paid out of proceeds at closing.


Complete Menu

With the complicated nature of most Real
estate transactions, the majority of sellers still prefer the
benefits of full service. The fees for this plan are six percent
( 6%) of the sales price and include paying the buyers broker their
three percent (3%) fee.

Move-Up
Program
This program offers
you full service at 4 1/2% when you use my services to purchase another
home within six months of closing on your current home. I receive
3% of the purchase price of your new home paid for by that
seller.


BUYER'S
REPRESENTATION
Select
me as your Buyer's agent if you are looking for a REALTOR you
can trust to make your best interest my top priority. It is my
goal to offer my clients the most up to date technology and
marketing available.
As a buyer's agent I will offer advise to
you on how the disclosure of adverse
factors may impact future resale or relate to your current needs or
desires. There is no additional cost for using a buyer agent.
The seller pays my fee. I am also available to be hired as an
exclusive Buyer's Agent where you would be responsible for the
fee we negotiate.

qualified practitioners, who are located all across the United
States, and would be happy to help you locate a qualified agent in
your area.


NEW CONSTRUCTION
If
you have found the home of your dreams in the perfect
subdivision and have not been working with a REALTOR, there are
things you should know. A buyer's Agent commission of Three
Percent (3%) is typically built into the sales price. The builder does not
reduce his price by 3% if you are not working with an Agent.
The
builder's representative does not represent you in any way. If
you have a conflict their responsibility is to the builder. A
builder's salesperson does not have to be a licensed Realtor in
the state of Texas. A builder or his representative is not
obligated to disclose to you any roads, zoning or subdivisions
planned for currently or in the future that might negatively
impact the location of the home you may be trying to purchase.
I
can help you! I can represent you in the transaction and rebate back
1% for you to use towards closing costs and/or
upgrades.
